To open Spring 2019 the Madison Palms apartment site, located at Ann and Simmons in North Las Vegas, NV. The project will feature 126 two-bedroom units of affordable senior living, with rents ranging from 30% to 50% Area Median Income (AMI). Construction will be about an 18-month process. There is already great interest in the development with a waiting list already generated.
Beginning construction on Madison Palms
About to begin construction, Madison Palms represents 126 units of affordable housing for seniors 55+, set within the Ann and Simmons Commercial Center at the corner of Ann Road and Simmons Street in City of North Las Vegas. Residents of Madison Palms will have direct pedestrian access to retail, grocery, banking, medical and public transportation.
The site will include water-conserving landscaping, including indigenous desert trees, plants and shrubs throughout the property. The development will comply with all ADA handicap requirements of accessibility and adaptability, and encourage veterans age 55+ as we look to be supportive of those who have served our nation.
Each apartment will have vinyl wood flooring throughout, washer/dryer hook-up, full kitchen with Energy Star-rated appliances. There will be an electric oven, refrigerator, dishwasher, garbage disposal, microwave, reversible ceiling fans in living and bedroom areas; wood cabinetry with granite countertops; washer/dryer hook-up; internet hook-up; outdoor patio/balcony with storage closet. The entire development will use low or no VOC compounds.
The architecture of Madison Palms will complement the existing area, and featuring Energy Star construction, energy-efficient and sustainable green building features including tankless hot water heaters, Energy Star windows, high-pressure sodium exterior or LED lighting as well as the installation of photovoltaics. The building will be configured as three stories with elevator access which will allow seniors to age-in-place, as walking distances will be reduced throughout the community. There will be covered parking, and an over-9,800 sf recreational clubhouse.
The clubhouse will feature a large recreational great room with full kitchen, media/library room, billiards room, computer room, crafts room, health and wellness room, fitness center, and leasing office with on-site manager. The property will feature a solar-heated outdoor pool and spa, and picnic areas with gas barbeque grills and picnic tables and gazebos, as well as a flower/herb garden with drip irrigation. There will be laundry rooms on each floor.
A full range of supportive services will be offered in the clubhouse, including health/wellness screenings as well as employment counseling geared for seniors, computer classes, financial guidance and tax preparation, weekly food distributions delivered to the property. Also, there will be planned social and educational activities offered on a monthly calendar. All these services will be free to the residents, coordinated and offered through our non-profit sponsor, Silver State Housing.
McKnight Senior Village I
McKnight Senior Village I is currently undergoing a rehabilitation, including new interior and exterior paint, cabinet faces, vinyl wood flooring, window blinds, Energy Star dishwasher and refrigerator, microwave, range, and covered parking. An awarding of HOME/RDA redevelopment funds was received from City of Las Vegas to bring this rehab work to fruition.
The project recently received a second awarding of RDA/HOME funds from City of Las Vegas, allowing for additional work to bring this community to the most current design and energy efficient standards.
Santa Barbara Palms Apartments: Now Complete!
At Santa Barbara Palms, 72 units of affordable senior rental housing began construction in April 2011, the first phase of a 114 unit community. Configured with two-bedroom units of 978 square feet, this new complex adds much needed affordable housing to the east side of the Las Vegas Valley, at the corner of Tropicana Avenue and Santa Barbara Street, just west of the US 95/515 Highway. The site is located in a mature neighborhood where area residents can age-in-place. Retail, banking, grocery shopping, medical offices and public transportation are all close at hand.
Santa Barbara Palms includes an over 8,000 square foot recreational clubhouse with full kitchen, media/library room, computer/business center, wellness room, laundry rooms, crafts room, billiards room, solar-heated outdoor pool, spa, and fitness center.
The new 3-story building has elevator access, and units are configured as two-bedroom floor plans, with washer/dryer hook-up, and hook-up for broadband internet access. There are balconies, or patios (on the first floor) with exterior storage. The entire building has ENERGY STAR conservation and green building features throughout, including the use of low or no VOC compounds, tankless hot water heaters, triple pane low E windows, as well as the installation of photovoltaic that offset energy demand.
